Board members present: Bob Hollingworth, Alan St. Pierre, Claudette Campbell,Vin White, Chuck Homler, Bob Martin and Anne Morris

Owners and guests: Katie Clark, Paul Culloton, Dale Johnston, the Miltons

Call to order 6:30

A motion was made to buy audio-recorder to record board meetings, more discussion followed, motion denied.

New officers elected to board: President-Chuck Homler, Treasurer-Alan St. Pierre, Secretary-Anne Morris.

Formal motion made to thank outgoing President, Bob Hollingworth for all that he did to get the association back in order.

There was a problem with the calculation of condo fees for unit #108, they were overcharged, an agreement was reached with the owners to allow them to not pay condo fees for the next 13 months.

117 Lawsuit- we are still going to court without lawyer, motion made that a letter should be sent to tenant accusing her of fraud. Our lawyer, Brendan Riley will draft letter.

New and old business-unit #112 had vandalism done to door, paint will be bought.

Third floor laundry-problem with trash, diapers and feminine products. Note will be put up to discourage this behavior, will mention recycling.

Unit #338- motion made to let fines slide on old (more than 6 months) parking issue by unit owner.

Brick repair- Decisions on repairs will be made on a case-by-case basis. Investigation will determine whether damage is structural or cosmetic. R+E will report findings.

Motion made to allow Saco Island LP to demolish and pour concrete to understructure of building, 2-3 weeks worth of work, motion passed.

Motion made to move monthly meeting to second Wednesday of month, motion passed, next meeting Jan. 9, 2008.
